The job in a nutshell


  • Development is a key driver of EBITDA growth and remains vital to short, medium and long-term value creation of Travelodge, given the like-for-like outlook

  • To deliver the strategic objective of the Development Team, of opening successful hotels in locations where customers want to stay, in order to drive the profit growth of the company, by assisting the Development Managers in finding, negotiating and securing suitable new development opportunities. New hotels to be conveniently located to satisfy budget travel demand (major leisure locations, business hubs, transport hubs, growth markets).

  • To prioritise new openings in locations expected to generate the highest EBITDA returns.

  • To assist the Development Managers in securing opportunities that will enable Travelodge to compete successfully against existing and future branded budget competitors, both from a hotel design/specification perspective and operational efficiency.

  • To manage the development process to ensure that Travelodge has adequate legal, commercial and operational protection in respect of each new transaction. 

What you’ll be doing:

  • Assist Development Managers to find appropriate development opportunities nationally for new hotels that comply with Travelodge’s Brand Standards and operational requirements, in order to deliver new openings that will achieve the required financial returns and customer satisfaction metrics.

  • Once a project is approved, assist Development Managers in managing the external professional team (Outsourced Project Manager, Planning Consultant and Solicitor) in order to achieve legally binding Agreements, in line with the Company’s requirements, as quickly as possible.  This involves project management of the construction elements of development opportunities and direct management of the external project management team up to unconditional exchange.  It also requires negotiation of the legal contracts, particularly in respect of construction or operational issues, to ensure that Travelodge has all necessary, appropriate legal, commercial and operational protection.

  • Chair and manage the New Openings Plan Review process and meetings.

  • Liaise with Hotel, Health & Safety and Marketing teams to ensure the design of all new hotels is acceptable and complies with the company’s standard requirements.  Where new hotels do not comply, agree any non-standard requirements with colleagues in the business to ensure customer experience, health and safety and operational requirements are maintained and optimised. Through the Customer Journey, improve the customers’ hotel experience with the ultimate aim of optimising the RevPAR of the hotel.

  • Manage the costs and fees of the acquisition process, particularly in relation to construction, specification and LF&F requirements and minimise these as much as possible.

  • Final review of and formal approval to agreements for lease, specification and drawings in advance of exchange of contracts for all new hotel projects.

  • Once legal contracts are exchanged, assist development managers to manage projects through their conditional phase and liaise with all necessary parties to ensure that conditions are cleared as quickly as possible.

  • Assisting developers and their teams with identification of suitable building contractors and procurement of construction contracts.

  • To assist development managers in dealing with any project variations that arise prior to any start on site. This may involve further contract negotiations and securing further business approvals.

  • Thereafter, arrange handover to the Project Management team at unconditional exchange and assist that team in delivery of projects as appropriate.

  • Liaise with the Project Management Team during the on-site phase for each project and New Openings Team during the initial trading period in order to deliver good Customer Journeys.

  • In addition, act as the regular liaison between the Development Team and the Construction and New Openings teams on design, supplier management, technical and construction matters and attend monthly Construction meetings.

  • Assist the rest of the Development Team in the management and delivery of multiple development projects simultaneously (ranging from around 50 to 70 projects at any one time, at various stages of delivery), the management of numerous external property consultants, the control and management of development CapEx and the project management of development opportunities. 

  • Support the UK Development Director at regular pipeline and crowbar meetings for all projects and monitor crowbar dates and actions for the whole UK development pipeline.

  • Provide general support, as necessary and appropriate, to the Technical Services, Estates Teams and other departments in connection with property related issues

What we’ll expect from you


Essential:

  • Comprehensive understanding of property development and construction procurement and processes. 

  • Highly competent property professional, with sector expertise.

  • Must be articulate, accurate and confident in communicating with people, with excellent attention to detail.

  • Requires a detailed understanding of Travelodge customers’ requirements and expectations

  • Requires a detailed understanding of Travelodge specification, operational and brand requirements

  • Be able to work under high pressure to achieve tight timescales.

  • Have an in-depth knowledge of legal contracts, both in terms of real estate and construction contracts.

  • Be prepared for the fact that projects take a significant time to be delivered (on average around 4 years from finding a project to the new hotel opening) and that there is a high project attrition rate.

  • To be able to accept that as Travelodge follows a leasehold method of acquisition and development, much of the control is in the hands of the developers and to be able to manage the process accordingly, as far as we are able, once contracts exchange

  • Requires a strong commercial acumen and understanding of the wider business and stakeholder aims.



Desirable: 

  • RICS qualified

  • Relevant and practical post qualification experience 

  • Background and training in project management, construction and cost control
