Job Description

This is a Home Based role with regular travel to London and Thame.

During the last 10 years, Travelodge has opened around 150 new hotels throughout Great Britain. This represents around 4 million sq. ft. of new accommodation. During the next 5, we plan to open over 75 more. 

Joining our Development Team, you will work alongside our Development Managers to negotiate and secure new development opportunities throughout the whole of Great Britain. 

Travelodge is an operational business, whose expertise is in providing a great night’s sleep, at quality, comfortable and affordable hotels, in great locations. To focus on this, we follow a leasehold business model, taking institutionally-acceptable, FRI, 25-year lease terms, with 5-yearly rent reviews in line with the CPI index. This allows maximum flexibility, enabling Travelodge to form part of mixed-use developments, open in the best locations and to add value to the overall investment package.

We enter into Agreements for Lease and Leases with developers, conditional on receipt of planning permission and have standard contracts drawn on institutionally-acceptable terms.

Our developers build the new Travelodge hotels to a full turnkey specification, in accordance with our Tenant’s Requirement Document appended to the Agreement for Lease. The new lease is then entered into upon practical completion, with the new hotel usually then opening for trade within 7 days of PC.

For every new opening, you will manage our Outsourced Project Management Team and liaise closely with our operational teams and developers’ project teams, to ensure that projects comply with our Tenant’s Requirements Document and that our Agreements for Lease provide us with appropriate protection.

A bit more about the role:


  • This is an important role, supporting all new Travelodge development projects throughout Great Britain, prior to them starting on site

  • Working alongside our Development Management Team, for all of our new developments throughout GB, you will manage our Outsourced Project Managers to ensure that the developers’ project teams design each new project to comply with our brand and specification requirements. You will be responsible for seeking and obtaining necessary approvals from our Operational, Health & Safety and Marketing teams to the proposed scheme plans and designs. You will liaise with our solicitors to ensure that our Agreements for Lease and Leases provide all necessary protection for Travelodge. You will liaise with, vet and approve proposed contractors. You will liaise closely with our Project Management Team and ensure a smooth handover to this team in the run up to the start of construction

  • You will manage our New Openings Plan Review process and chair and minute the meetings for this group

  • You will approve the scheme plans, specification and contract documentation prior to our exchange of contracts

  • You will support the UK Development Director in undertaking regular development pipeline review meetings with our Development Team, for all projects, to ensure that accurate projections are being made for all key milestone dates and that actions are agreed and undertaken to expedite new hotel openings    

  • This is an ideal role for an ambitious candidate seeking their first experience of managing a small, experienced and focused team to deliver Travelodge’s new openings targets throughout the whole of Great Britain


A bit more about you:


Essential:


  • Experience of property development and construction procurement and processes

  • An appreciation that our new openings need to anticipate and meet customers' requirements and expectations and that you will be a custodian for this

  • Commercial acumen and an understanding of the wider business and stakeholder aims

  • Self-driven to manage and motivate our team to deliver our new openings targets

  • Detailed experience of development and construction contracts, including Agreements for Lease, and negotiation skills to ensure that the construction provisions of our contracts are appropriate and acceptable

  • An ability to find creative solutions to project viability challenges

  • An easy ability to interact with a wide variety of professionals and stakeholders, including developers, architects, project managers, employers’ agents, planning consultants, solicitors and contractors

  • A determination to deliver our new openings’ targets whilst maintaining the necessary attention to detail to ensure that these hotels meet our brand standards, customer expectations and our required commercial returns 

  • Background and training in project management, construction and cost control

  • Clean UK driving licence


Desirable: 


  • MRICS qualified, with a minimum of 4 years’ relevant post qualification experience

As well as opening a very significant number of new hotels throughout Great Britain in the last 10 years, the quality of these new openings, in terms of their locations and amenities, has been very high. 


Travelodge does not have a house-style of architecture and our schemes are designed to meet the requirements of the Local Planning Authorities, whilst also achieving project viability. 


The majority of Travelodge’s new hotels form part of new-build, mixed-use development projects, above or alongside other complementary uses, such as retail, food & beverage, coffee shops, drive-thrus, offices and even residential, as Town Planning requirements and the need to maximise value generally encourage mixed-use schemes.


For each target requirement, the Development Team assesses the optimal location for a new hotel, taking account of the customer demand drivers. Consequently, we open new Travelodges in a variety of locations (town and city centre, edge-of-centre and out-of-town), forming part of  many different kinds of development schemes, with a wide range of different developers. This means that every new opening presents different challenges and interests.
