CASE STUDY: Conversion of an Office Building Travelodge Stratford Centre
Existing office buildings can provide strong opportunities for hotel conversion, as typical floorplate widths (13–15m) allow for efficient double-loaded corridor layouts and compliant room configurations.
Travelodge London Stratford Centre, which opened as a new Travelodge in January 2026, demonstrates how a redundant office building can be successfully repurposed into a modern hotel asset. The scheme involved the conversion of a vacant office building into a 151-room Travelodge, refurbished to the company’s latest brand standards.
The total build contract sum was £11.439 million, equating to a conversion cost of £75,759 per room. The contract programme was 18 months from commencement to completion.
The conversion brought previously vacant office space back into productive economic use, while avoiding the carbon impact associated with demolition and new-build construction. From an investment perspective, the development transformed a non-income-producing building into a long-term, income-generating asset secured by a Travelodge lease.

London Crystal Palace
Conversion of an existing office building to hotel use. The hotel opened in 2012 and consists of 89 rooms on the upper levels of the building, with office accommodation retained on the floors below and a car dealership at ground level. An additional circulation core was added to provide exclusive access to the different uses on site.
Welwyn Garden City
Conversion of part of an existing office building, with office accommodation retained in part and ground floor retail. The main entrance is shared between hotel and office uses, with separate reception areas accessed internally. The property is in the town centre adjacent to the railway station.
Leicester City Centre
Conversion of a vacant office building above an existing shopping centre. Forward funded by the Council to bring the building back into beneficial use. A linked multi-storey car park provides discounted parking for hotel guests.
London Finchley
Conversion of part of an existing office building, with offices retained above ground floor retail. The hotel reception and Bar Café are located at top floor level. The property is 100m from Finchley railway and underground station.
