CASE STUDY: London Chiswick High Road Travelodge

London Chiswick High Road Travelodge

London Chiswick High Road Travelodge is a 113-room hotel that opened in April 2025 and is in a prime West London location, next to Chiswick Roundabout and Chiswick Flyover and situated only 400m from Chiswick Business Park. Ideal for Travelodge’s guest mix of both business and leisure travellers, it is situated just a short distance from Gunnersbury Park, Chiswick High Road, the Royal Botanic Kew Gardens, and Brentford FC’s Gtech Community Stadium. It is also just a seven minute walk away from Gunnersbury station which serves the London Underground District line and the London Overground.

In 2022, after securing planning permission for the scheme, Travelodge appointed Gerald Eve to find a funding partner, and were successful in doing so with forward funding being secured for the development of the hotel in November of that year. The funding partner, RTP Global Real Estate Investments, purchased the site and committed to fund the development for £19.4m and retain Travelodge as the development manager for the scheme. Travelodge subsequently appointed long time partners Barnes Construction as contractors for the project.

As part of the development, Travelodge worked with MITSkills, the London Borough of Hounslow and DWP to deliver a construction skills programme, supporting 22 unemployed local residents with accredited training and on-site experience — resulting in 16 securing full-time employment. A total of £2,000 was invested in each candidate to achieve a variety of qualifications, with 176 being awarded.

The purpose built hotel, arranged over ground and five upper floors, features Travelodge’s new, premium look and feel design which includes a newly designed reception area, next generation rooms and its new restaurant concept, 85 Bar Cafe. It has created 20 jobs for the local community.

Sustainability has been an important factor when designing the hotel, which has a BREEAM Excellent rating and an Energy Performance Certificate (EPC) rating of A. London Chiswick Travelodge will use air source heat pumps to generate hot water. The hotel also uses low-energy lighting, motion-sensing controls and aerated showers and taps, reducing both energy and water consumption without compromising guest comfort. Other sustainable features include LED lighting throughout, roof mounted PV panels and a ‘living’ green roof that is covered with vegetation to encourage biodiversity.

Following PC on 31st March 2025 the completed hotel has been let to Travelodge Hotels Limited on a new 35-year lease, with 5-yearly, index-linked rent reviews. The purchase price reflects a funding yield of 4.75%.

Travelodge currently operates 85 hotels and has hotels in 31 of the 33 London Boroughs – it’s one of the capital’s largest hotel chains and employs around 4,000 people across the city. Travelodge is continuing to develop its UK pipeline and is committed to expanding its hotel network to offer more choice to its customers and support local economies. The group has over 300 target locations for hotel sites across the UK, including over 100 sites in London – which will drive investment and create local jobs.
